The Challenge
A multi-tenancy commercial building in Birmingham's Colonnade corridor had extensive glazing on the south and west elevations that was driving up cooling costs across all tenancies. The building's HVAC was struggling to maintain comfortable temperatures on the upper floors from midday onwards, and two tenants had raised the issue in their lease renewal negotiations. The building owner needed a solution that could be installed without disrupting the tenancies and that would demonstrably reduce the building's energy consumption.
The Solution
Solar Busters specified Solar Gard Sterling HP 35 across all south- and west-facing glazing — 6,800 sq ft across four floors. The Sterling HP 35's spectrally selective construction rejects 60% of solar heat while maintaining a near-neutral exterior appearance that preserved the building's architectural character. Installation was phased over five early-morning sessions, with each floor completed before the tenants arrived. The building owner received a post-installation energy monitoring report confirming the reduction in cooling load.

"The upper-floor tenants stopped raising the temperature issue as soon as the film was in. The building is measurably cooler, the HVAC is running less, and the exterior looks exactly as it did before. Solar Busters managed the phased installation without a single complaint from any of our tenants."
